Home Buyers CCTV Drain Surveys

Here at Accelerated Drain Services our services include Home Buyers Drainage Surveys. These are now being recommended by building surveyors on houses over 10 years old. Some mortgage lenders and insurance companies are asking for these as part of the lending agreement. These CCTV drain surveys are designed to establish three key points about the drainage system on the property:

Structural Condition of pipework
Drainage Misconnections
Ownership – private or water company

We are often asked a number of common questions about Home Buyers Drainage Surveys, here are just some that we encounter;

Question:  Who stands to benefit from a drainage survey ?
Answer:    Everybody Concerned !

Question:  When should these surveys take place ?
Answer:    Prior to exchange of contract or asap to prevent slow down of
the sale if defects are found

Question:  How do I find a certified surveyor ?

Answer:    Right here !!

Question:  How can I be sure they are fully certified ?
Answer:    Always ask to see certification certificate and ID cards issued by the
NADC to every certified drainage surveyor.
Non certified companies will not have access to these and will not
carry the certified contractor logo on their listing.

Question:  Who is responsible for ensuring this information is collated ?

Answer:    The building surveyor should ensure that their clients have a survey
carried out but it is ultimately up to the buyer,
never buy a property without a full drain survey.

There is no good reason not to have a drainage survey carried out – drain surveys remain valid for 5 years and should be kept as historical record. Survey reports can be re-used within a five year period as part of a sellers pack meaning they retain their value. Commercial / Industrial  properties should also be considered for all of the above mentioned reasons. Here at ADS we specialise in CCTV drainage surveys and Home Buyers Drainage Surveys.

Drain surveys should never be considered an additional expense, it is now considered to be one of the most valuable parts of the surveying process and is not to be over looked. Defective drainage systems are responsible for major structural defects in buildings, subsidence and can be avoided if located and corrected in time. We have had many cases of post purchase surveys being carried out as new owners discover problems shortly after moving in, sadly it’s often too late to recover costs from the original owners and the new owners are forced to fit the bill of what can often be very expensive drain repairs.

When buying a property, domestic or commercial it’s very important to know the true condition of the drainage systems which is one of the most important parts of the building. Defective drainage systems can in some cases cost thousands to repair but a CCTV drain survey will determine the condition prior to exchange of contract.
